We rebuild with an open gravel column behind the wall, filter fabric, and a daylighted drain, and we would rather rebuild a failing wall properly than face it and hide the problem for a few more seasons.
Wind matters too. The canyons funnel it hard enough that we detail freestanding walls and fireplace chimneys for lateral load rather than treating them as decorative stacks. Anything over six feet, or any chimney standing proud of a roofline, gets steel and grout through its full height. Permits run through Thousand Oaks or the county depending on which side of the line the parcel falls, and we file whichever applies.

Size, weather, access and material lead times decide the schedule, and you get a start and finish date in writing before we mobilize.
Do you need a permit for masonry work?
Retaining walls over four feet, structural concrete slabs, and outdoor kitchens carrying gas or electrical typically require permits. Repairs in kind, low garden walls and most patio work do not. We handle the permitting as part of the service, including the engineering when a wall needs a stamp, and we meet the inspector so you do not have to take a day off for it.
