Ventura keeps us busy with two very different kinds of work. Above Poli Street and up through the avenues, the lots run steep and most of what we build holds ground back: block walls stepped into the grade, boulder faces where the slope wants to look natural, and stone stairs cut into a hillside that was never meant to be walked. Down on the flats near the beach the jobs are older and smaller, usually a brick chimney that has lost its mortar or a porch that has settled away from the house.
Salt air is the difference here. Anything within a mile of the sand loses mortar faster than the same wall would inland, and rebar that was set shallow will rust and split a wall from the inside. On coastal work we specify a richer mix, keep steel covered at full depth, and seal brick where the wind carries spray onto it. Older Ventura homes also tend to sit on unreinforced brick foundations or chimneys from before the 1933 code changes, and we say plainly when a repair is worth doing and when a rebuild is the honest answer.
City permits go through the Ventura Building & Safety counter on Santa Clara Street. Anything retaining more than four feet of soil needs an engineer stamp, and hillside work often adds a drainage review. We file the paperwork, meet the inspector, and keep the material staged so a narrow avenue street is not blocked for a week. Most Ventura jobs run three days to two weeks depending on access, and access is usually the thing that decides the schedule.

What is the difference between a mason and a general contractor?
A mason specializes in brick laying, stone installation, concrete and stucco, materials that behave in specific ways and take years of hand skill to work well. A general contractor manages a whole build and typically subcontracts the masonry to a specialist like us. If your project is walls, patios, driveways, chimneys or outdoor structures, hiring the mason directly removes a markup and a layer of translation.
How long does a masonry project take?
A paver patio usually takes two to five days. A retaining wall runs three to seven days depending on length and height. A full outdoor kitchen build is a two to four week project once gas and electrical are in the picture. Size, weather, access and material lead times decide the schedule, and you get a start and finish date in writing before we mobilize.
Do you need a permit for masonry work?
Retaining walls over four feet, structural concrete slabs, and outdoor kitchens carrying gas or electrical typically require permits. Repairs in kind, low garden walls and most patio work do not. We handle the permitting as part of the service, including the engineering when a wall needs a stamp, and we meet the inspector so you do not have to take a day off for it.
