Masonry for Commercial Property
Commercial masonry runs on different constraints than residential work. The building stays open, the parking lot has to keep working, and the inspection schedule is not flexible. We work for property managers, general contractors and business owners across Ventura County on structural block walls, trash and equipment enclosures, retaining walls in parking areas, flatwork and ADA-compliant ramps and landings, plus repair to storefront masonry, brick facades and damaged bollards or curbs. Crews can work after hours or in phases so a tenant space stays trading. Most of these projects also involve Concrete flatwork, and a good share involve Retaining Walls where a lot has been cut into a grade.

Why Contractors and Managers Call Us
On commercial work, the schedule is usually worth more than the bid. A crew that shows up late, fails an inspection, or leaves a lot unusable over a weekend costs a property far more than the difference between two quotes. We plan the phasing around trading hours, keep the paperwork current, and coordinate with the other trades on site rather than waiting to be told. That coordination is the same discipline behind everything at Oxnard Masonry, just with more people to keep informed.
- Licensed, insured and comfortable with contractor insurance and certificate requirements.
- After-hours and phased schedules so tenants keep trading.
- Structural block built to engineered drawings with special inspection coordinated.
- ADA ramps, landings and truncated domes built to the current standard.
- Site kept safe and passable, with barriers and signage where the public walks.
- Written scopes and change orders, so nobody is surprised at invoicing.
Reasons to Bring in a Commercial Mason
The commercial work we are called in for most often:
A tenant improvement needs structural masonry
Demising walls, infill, new openings in block and reinforced walls to engineered drawings, coordinated with the general contractor’s schedule and inspected as the drawings require.
The trash enclosure has failed inspection
Enclosures take constant abuse from trucks and bins. We rebuild them in reinforced block with steel gate frames and a slab designed for the loads, built to the current city standard.
The property is not ADA compliant
Ramps, landings, curb cuts and truncated domes built to current slope and dimension requirements. This is a common finding during a sale, a refinance or a tenant change.
The parking lot is breaking up
Concrete flatwork, curbs, wheel stops, bollards and drainage. Phased so the lot never fully closes, and poured with mixes that reach strength fast enough to reopen quickly.
The storefront masonry is damaged
Vehicle impact, settlement or water damage on a brick or block facade. We repair and match, including the stucco coats where the two meet, which is covered under Stucco.
You need a subcontractor who files properly
Insurance certificates, permits, engineering coordination and special inspection are part of the job on commercial work rather than an administrative afterthought.

How We Work
From the first walkthrough to the final cleanup, the same crew is on your property.
1. Bid, drawings and scheduling
We take off from the drawings or walk the site with you, return a written bid with inclusions and exclusions stated plainly, and set a schedule that fits the building’s operating hours. Insurance certificates go over before mobilization.
2. Permits, inspection and phasing
Permits and special inspection are arranged before work starts, and the site is phased so the property stays usable. Barriers, signage and safe pedestrian routes are set up on day one and maintained.
3. Build, inspect and close out
The work is built to the drawings, inspections are met at each hold point, and we close out with the sign-offs, any warranty documentation and a site left clean and open for business.
Commercial Work We Take On
What the commercial side of the business covers:
Structural block walls
Reinforced CMU to engineered drawings, including demising walls, infill, screen walls and property-line walls, with grout lifts and special inspection coordinated.
Trash and equipment enclosures
Built to the city standard in reinforced block, with steel gate frames, bollards and a slab designed for truck loading.
Commercial flatwork
Sidewalks, aprons, loading areas, equipment pads and curbs, poured in phases so access is maintained throughout.
ADA ramps and landings
Built to current slope, landing and detectable warning requirements, which is one of the most common compliance items on older commercial property.
Facade and storefront repair
Brick and block repair, repointing, vehicle impact rebuilds and matched replacement on visible elevations.
Parking lot masonry
Retaining walls at lot edges, planter surrounds, wheel stops, bollards and the drainage structures that stop a lot from flooding at the low corner.
What Affects the Cost of Commercial Masonry
Commercial bids are built from the drawings, and these are the factors that move them most:
- Scope and drawings. Engineered structural block with special inspection prices differently from a straightforward enclosure rebuild.
- Schedule. After-hours and weekend work carries a premium, and it is often cheaper than the revenue lost to a closed entrance.
- Phasing. Building in stages to keep a property open takes more mobilizations than doing it all at once.
- Site access and protection. Public-facing work needs barriers, signage and safe routes, and that is a real cost line.
- Permits, engineering and special inspection, which are quoted openly rather than buried in a unit rate.
- Material and finish. Standard gray block against split-face, colored or veneered walls is a significant difference at scale.
Bids are written, itemized and free, with inclusions and exclusions stated so they can be compared line by line against other trades.
Frequently Asked Questions
Do you work as a subcontractor for general contractors?
Regularly. We bid from drawings, carry our own license and insurance, provide certificates before mobilization, and coordinate with the other trades on site. Written scopes and change orders keep the accounting clean, which is usually what matters most to a GC halfway through a project.
Can you work outside business hours so we stay open?
Yes. Most of our commercial work on occupied property is phased or scheduled after hours so tenants keep trading and parking stays usable. We set that out in the bid, including which areas are affected on which days, so there are no surprises for your tenants.
Do commercial masonry projects need special inspection?
Structural masonry usually does. Engineered block walls typically require a special inspector to verify grout, steel placement and lifts at specific hold points. We coordinate the inspection schedule as part of the job and build to the hold points rather than working around them.
